we bought the company for *,*,*. it just sold yesterday for *,*,*. had about $*,* in equity and lost all of it. had to close our business - lost millions $$ in work (aerospace manufacturing). the sale closed yesterday, and I saw that the deed/title was STILL open with the county office. went down in person to get a copy of the deed, and asked for a time stamped receipt as well. The title company showed our loan officer did a title search back in april *, but we were not able to get funding. this ultimately led to our bankruptcy.

I don't want to hurt the new buyer. he is a nice man, but the lenders were not so nice. threatened foreclosure which is why we filed chapter *. but the lenders are the ones who failed to release the deed in the amount of $318K+ with a maturity date of *-*-*. the deed was paid off by september *, *. when our loan officer did the title search, it probably looked like we were very irresponsible financially.
